Baton Rouge home foreclosures on the rise

From the Baton Rouge Business Report:

“The number of local homeowners who are late on mortgage payments or face foreclosure continues to increase in Baton Rouge, but at a slower rate then the rest of the state or the nation. The percentage of homeowners who were 90 days or more late was 4.83% in August, according to figures from First American CoreLogic. That’s up from 3.25% in August 2008. The percentage of delinquent homeowners in Louisiana is 5.47%, up from 3.66% in August 2008. Nationally, the number of late payments was up by nearly three percentage points in the past year, from 4.18% in August 2008, to 7.1%. The foreclosure rate in Baton Rouge grew half as much as the state average, going from 1.26% in August 2008, to 1.52%. Statewide, 1.79% of homes faced foreclosure in August, compared with 1.24% in August 2008.”

Baton Rouge real estate foreclosures on the rise

I blog about this quite frequently.  It appears we are starting to feel the pinches of the recession in housing market.  According to the Baton rouge Business Report,

“Louisiana still ranks low for foreclosures, even though percentage of
homes facing seizure went up by nearly 79% in April, when compared to
the year before. According to RealtyTrac, one out of every 1,653 homes
in Louisiana is foreclosed, compared with the national average of one
out of every 374 houses. That put the state 38th in foreclosures during
April. The number of foreclosures nationally went up by 32% in April,
when compared with April 2008. Nevada once again had the highest
foreclosure rate, with one out of every 68 houses facing bank seizure.
Vermont was once again ranked last; there were two foreclosures in the
whole state during April. RealtyTrac says April had the highest number
of foreclosures since it started keeping an eye on the numbers three
years ago.”

While searching for properties this morning I noticed quite a few short sales (pre-foreclosures) just in general listings.  What is NOT helping is just how dang hard it is to get a mortgage to help eliminate some of this inventory.  Stay posted for more updates on Baton Rouge Real Estate foreclosures

Foreclosures down 23% in Louisiana

In an interesting piece of news, foreclosures are down 23% statewide.  Compared to 28% increase nationwide, we are faring quite well!  While I personally don’t think we have seen the worst of it yet,  in Baton Rouge and surrounding areas,  it is a good sign that our market won’t be overwhelmed – hopefully. I do hear that we will begin to see a lot of incomplete homes coming on the market from builders and contractors who are are behind and carrying too much inventory.  I also see a lot of investment property coming available as well.  Investors this is the time to move.
